Frosty Snow Management provides salting, de-icing and pre-storm anti-icing for Capital Region parking lots, private roads and walkways. Pre-treatment before a forecast freezing event prevents ice bonding to pavement and uses substantially less material than treating ice after it forms.
Plowing and salting solve two different problems. Plowing moves accumulation. Salting deals with the thin film left on the pavement afterward, the meltwater that runs across a lot in the afternoon sun and freezes solid after dark, and the freezing rain events that put down no measurable snow at all but coat everything in glaze.
The Capital Region gets a lot of the third kind. A temperature that hovers around freezing, a day of melting, and a hard overnight refreeze produce black ice on a lot that looks perfectly clear. Those are the conditions that generate the falls, because nobody expects ice on a surface with no snow on it.
We treat lots, drive lanes, private roads, sidewalks, entrances and steps across the four core Capital Region counties, both as part of a full snow contract and as standalone ice control for properties that handle their own plowing.
Applying material before a storm arrives, known as anti-icing, puts a layer between the pavement and the precipitation so ice never bonds to the surface in the first place. Snow and ice that has not bonded comes off far more cleanly on the plow pass, which means better results with less material and less scraping.
Treating after ice has already formed and bonded takes considerably more material and more time, and it never produces as clean a surface. For any forecast freezing rain or ice event, pre-treatment is the single highest-value thing a property can do.
Over-application is its own problem. Excess salt runs off into soil, storm drains and eventually the Hudson watershed, damages concrete, corrodes vehicles and kills the grass along the edge of every treated surface. We calibrate application rates to pavement temperature and conditions rather than emptying the hopper and calling it thorough.
Rock salt, sodium chloride, is the standard material and it works well down to roughly 15 to 20 degrees Fahrenheit. Below that its melting performance drops off sharply and applying more of it does not fix the problem, it just puts more chloride into the ground.
For colder conditions we use treated salt or blended products with calcium or magnesium chloride, which stay effective at substantially lower pavement temperatures. On concrete, on newer pavement, and around landscaping and pet traffic, we can specify gentler blends where the property calls for it.
The right answer depends on pavement temperature, not air temperature, and on what the surface is made of. A contractor who applies the same product at the same rate in every condition is guessing.
Some properties have plowing handled, either in house or by another contractor, and only need reliable ice control. We take standalone salting and de-icing contracts on that basis, with the same trigger-based response and the same service documentation as a full contract.
This is common with facilities that own a truck and a plow but have no way to store, load and spread bulk material, and with property managers who are satisfied with their plowing but have had ice control failures that produced claims.
Anti-icing is applying material before the storm so ice cannot bond to the pavement. De-icing is treating ice that has already formed. Anti-icing uses less material, produces a cleaner surface and costs less overall, which is why we recommend pre-treatment whenever a freezing event is forecast.
Standard rock salt loses most of its effectiveness below roughly 15 to 20 degrees Fahrenheit at the pavement surface. Below that we switch to treated salt or calcium and magnesium chloride blends, which stay effective much colder. Applying more rock salt in very cold conditions does not help.
Over-application will, which is why we calibrate rates rather than over-applying. On new concrete, around planting beds and in areas with heavy pet traffic we can specify gentler blends. Excess chloride damages concrete, kills edge vegetation and ends up in the watershed, so restraint is good practice as well as good stewardship.

Yes, and this is where pre-treatment matters most. Freezing rain puts down almost no snow but coats every surface in bonded glaze. Material applied before the event prevents that bond and is far more effective than anything applied afterward.
Application rate is set by pavement temperature, the type of event, the surface material and the traffic on it. A drive lane, an accessible ramp and a loading dock do not get the same treatment. We record what was applied on each visit as part of the service documentation.
